Maintenance Requests

How to Submit a Maintenance Request

Submitting a maintenance request is quick and easy through your Tenant Portal.


Log in to your Tenant Portal


  • From the homepage or the Maintenance tab, click Request Maintenance.

Describe the issue


  • Tell us what’s going on and include as much detail as possible.
  • You can also upload photos to help us understand the problem faster.

Select the issue type

  • Choose the option that best matches your problem.
  • If none fit, you can search or select a different issue from the list.

Answer any follow-up questions

  • Some requests may ask a few quick questions to confirm details or urgency.

Choose entry permission

  • Let us know if maintenance has permission to enter if you’re not home.
  • Add any helpful notes (pets, gate codes, special instructions, etc.).

Choose a preferred time (if available)

  • You may select preferred maintenance times between 8:00 AM – 5:00 PM.
  • If the issue is urgent or you’re available anytime, you can select that instead.

Submit your request

  • Once submitted, your request is sent directly to our maintenance team or vendor.

Maintenance Emergencies & After-Hours Procedures

 A maintenance emergency is any issue that poses an immediate risk to people, the property, or essential services and cannot safely wait until the next business day.


🔥 Arizona-Specific Emergency Conditions

Due to Arizona’s extreme temperatures, the following are considered emergencies:

  • Air conditioning not working when outside temperatures are excessively high
  • No heat during cold weather
  • Loss of power to the entire home
  • No running water


🚨 Emergency Issues (Call Immediately)

For emergencies ONLY, call our emergency maintenance line:

Emergency issues include (but are not limited to):

  • Active water leaks, flooding, or burst pipes
  • Sewer backups or sewage odors
  • Gas smell (leave the property immediately and call the gas company first)
  • Electrical hazards, sparks, smoke, or fire risk
  • No air conditioning during extreme heat
  • No heat during cold weather
  • Total loss of electricity
  • Broken exterior doors or windows that compromise security


⏰ After-Hours, Weekends & Holidays

  • After hours, weekends, and holidays:
    👉 You MUST call the emergency line above for emergencies.
  • Texts, emails, and work orders are NOT monitored after hours or on weekends.
  • Submitting a portal request alone will NOT notify emergency staff after hours.

If it is an emergency outside of business hours, calling the emergency line is the only way to reach us.


🛠 Non-Emergency Maintenance Requests

For non-urgent issues, please submit a maintenance request through the Tenant Portal. These are reviewed during normal business hours.

Examples of non-emergencies:

  • Dripping faucets or slow drains
  • Appliance issues (dishwasher, stove, microwave, etc.)
  • Interior doors, cabinets, or hardware
  • Minor electrical issues (single outlet or light not working)
  • Cosmetic concerns
  • Landscaping or irrigation issues
