Rental Application

Application Process:

Thank you for considering renting a home with First West Properties Corp. To complete an application, click on the For Rent tab. That should take you to page with a map and a list of all our rental properties. Click on the property you want to rent and then click on “Apply Now” on the top left corner. Please read carefully and complete all aspects of the application prior to submitting.  Applications not filled out completely will be rejected. Fees and deposits are as follows:

Application Fee: $50.00 non-refundable per adult resident (18 years or older) “processing fee” to obtain a credit and criminal report.

Once the application is submitted this fee is non-refundable. Although we do obtain a credit report as part of the process, this report is obtained for our sole use and Federal law prohibits us from providing you with a copy. Should your credit history contribute to our rejection of your application, you will be provided with the address and phone number of the agency from which we obtained the information used. Please note the application process can take up 48 hours to complete.

Once your application is approved Identification will be required in form of photo id to confirm identity. Earnest money in the amount of $200.00 will be required to hold the property within 48 hours of acceptance of the application. The property will not be held until the earnest money is received from applicantThe applicant understands that if this application is accepted and the applicant fails to execute a lease within 10 days of being notified (unless otherwise approved in writing) of their application approval, the earnest money will be forfeited as liquidated damages. Upon acceptance, this deposit shall be retained as part of the security deposit.

A Security Deposit equivalent to one month’s rent is due at lease signing. This deposit is refundable if the property is returned in as good or better condition than when it was received. If not, it may be used to return the property to a marketable condition. Security deposits cannot be used towards last months rent.

A Pet Deposit of $100.00 per pet may be required in addition to the security deposit. A $150.00 non-refundable pet fee will also be required.  Residents with pets will also be required to carry renters insurance. Pets (with the exception of medical necessity of pets) will be approved on an individual basis depending on the pets and the properties.

Standards for Rental Application

The following are standards that will be used to judge your application for tenancy. You must meet the following standards, one person or family at a time, on a first come, first served basis. You will be charged a non-refundable screening fee to apply. Criminal and Credit history is used as part of the approval process. 

RENTAL HISTORY: You must provide name, address, telephone Fax numbers, and dates of tenancy for previous landlords for 3 years, regardless of the state or country. Reports obtained from previous landlords must be good or positive. Negative reports regarding timeliness of rent, condition of property, money owed and not paid, or other “breech of agreement” will be grounds for denial of your application.

EVICTION AND SKIP HISTORY: NO evictions for cause or skip history in the last 3 years.

CRIMINAL HISTORY: No convictions in the last seven years for crimes including but Not limited to Possession of Drugs with the Intent to Distribute, Rape, Assault, Child Molestation, Burglary, Arson, or Murder. No convictions in the past year for crimes including but not limited to Possession of a Controlled Substance (illegal drugs), or Domestic Violence. If you have been convicted of a felony within the last seven (7) years, this is grounds for rejection.

INCOME: The combined gross income of all approved persons living in the rental must be a minimum of two times the rental rate per month. Please provide proof of income by pay stubs or other verifiable means or offer of employment letter when submitting your application. If you are self employed please provide tax returns for the past 2 years.

EMPLOYMENT: You must have proof of employment, or show proof of student or military status. We must have your employer name, supervisor, and telephone and fax numbers. When you submit your application, please provide two (2) months pay stubs, or offer of employment letter with the application.

PETS: No pets (with the exception of medical necessity pets) of any kind will be permitted without written permission of either the owners or First West Properties Corp. There is a required $100.00 additional security refundable deposit per pet and a $150.00 non-refundable pet fee.

SMOKING POLICY: There will be NO smoking allowed in or on any of our rental properties.

OCCUPANTS:  There will be no more than two (2) occupants per bedroom allowed for fire and safety concerns per the Arizona occupancy standards.

ID REQUIREMENT: ALL applicants over the age of 18 must show a current picture ID at the time of application. First West Properties will require a copy of the Id for our files.

IT IS AGAINST THE LAW TO DISCRIMINATE AGAINST PROSPECTIVE TENANTS ON THE BASIS OF RACE, RELIGION, NATIONAL ORGIN, AGE, DISABILITY OR FAMILY STATUS, LOCAL OR STATE LAWS MAY INCLUDE ADDITIONAL CLASSES WHICH ARE PROTECTED FROM DISCRINATION IN HOUSING.
